Building Energy Rating (BER)

Ger Ryan Architectural Services are SEAI registered Building Energy Rating Assessors.

  • We carry out energy rating assessments and can issue official SEAI BER Certificates.
  • We also carry out energy rating assessments for new dwellings at design stage. We can offer advice on how to maximise your energy rating, including; how to obtain compliance for conservation of fuel and energy for new dwellings, in accordance with part L of Building Regulations.
  • Energy assessments for existing dwellings are carried out through an on-site survey and by inputting information gathered into building energy rating software, which will estimate the energy rating and CO2 emissions for the dwelling.
  • Energy assessments for new dwellings prior to construction are carried out through an assessment of the design drawings.

Who needs a Building Energy Rating?

  • When a House is offered for sale or rent the Seller or Landlord must by law provide the prospective Buyer or Tenant with a BER certificate.
  • When availing of a grant for insulation or heating controls upgrade under the SEAI Better Energy Home scheme, a BER certificate will be required on completion of the upgrade.
  • When building a new house a Building Energy Assessment will be necessary to determine compliance with part L of the Building Regulations.

What is a BER?

A BER is an indication of the energy performance of a Dwelling.
It covers energy usage for space heating, water heating, ventilation and lighting on the basis of standard occupancy. It will take into account levels of insulation, efficiency of space heating, water heating and any energy saving measures.
A BER certificate is similar to the energy label for a household appliance like your fridge. The certificate has a scale A to G, A-rated homes are the most energy efficient and will tend to have the lowest energy bills. See sample certificate above.
